When moving to a new place, finding your new home will most probably become your number one priority. Most likely in the beginning you will stay in a temporary accommodation that costs double, your stuff will be stored, waiting to be unpacked and your desire will be to finally settle in and start feeling like home.
If you want your transition go as smoothly as possible, here is what we can do to help you:
- A good preparation and planning is the key to save your time – we will provide you with all the information regarding the most suitable areas based on your needs, which websites are the most convenient for property search, how to use different filters, etc. Being familiar with the real estate market will be convenient when making decisions;
- If required, we can also arrange suitable short-term pre-rental accommodation;
Due to the fact we are not a real estate agency, we do not narrow down the search to one listing, but instead we look at all the available properties in the market (including those rented by different real estate agents, banks, private landlords, etc.).
We recommend to shortlist the properties 3-7 days before the planned viewings. There are two main ways to preselect properties:
- You shortlist the properties from the search websites yourself. During the whole process we provide full assistance and we double-check the preselected advertisements. We have observed that your active involvement in the pre-selection process allows you to be more familiar with what to expect in the new environment and to learn the price ranges for different properties in the area.
- We shortlist the properties based on your criteria and send them back to you for your approval to continue the process. This option could be more convenient for busy people who prefer to be as little involved as possible. To preselect properties, we use our personal contacts, contact directly real estate agencies working in the areas of your interest and search the most popular websites.
Arranging viewings and itinerary preparation:
We will arrange property viewings for your selected dates and send you the itinerary in advance.
The most effective way of arranging the apartment viewings in Valencia is by phoning the landlords/agents 1 to 3 days before visiting the properties. If you try to make arrangements more than a week before, in most cases it is a waste of time – most likely the property will be rented by the time you had planned to see it, and some of the real estate agents and landlords will have forgotten about the visit.
We will personally accompany you to view up to 7 shortlisted properties.
If the viewings are not near to your temporary accommodation, we will provide the transport service, too – we will pick you up and take you back to your accommodation. You can also view more than 7 properties for an extra charge.
Signing the lease and settling in
Once you have chosen the property you would like to rent, we will assist you with the rent negotiation, contract translation and reviewing its terms and conditions, as well as deposit payment and additional guarantees.
If required, we will help you register utilities (water, gas, electricity), the Internet, TV and phone services under your name.
Also, we can put you in contact with trusted removal companies, handymen, electricians, carpenters, cleaners and other professionals.
